Resident Move-In Procedures - Part 1

Step 1. Application Approval:

Congratulations!-Your application has been approved

We welcome you to your new rental property on our team's behalf.

Our goal with these instructions and videos is to ensure that we outline every step in the life cycle of your lease so that you have the smoothest experience leasing your new property and working with TouchPoint Property Management.


Step 2. Reserving the Property with

(Non- Refundable Holding Deposit):

Within 24 hours of your application being approved, you must pay your non-refundable holding deposit to reserve the property. After approval, you will receive a Welcome Email from our Team containing instructions on setting up your online tenant portal and paying your holding deposit, which will convert to your first month's rent upon move-in. If this is not completed within 24 hours, we will move on to the next applicant, and you will lose the property. 

We have sent you a separate invitation to set up your online Tenant Portal. This is where you will pay your holding deposit and all your future monthly rental obligations.

Step 3. On-board Call

Within 48 Hours of receiving your "Holding Deposit," a representative from our office will contact you regarding your lease contract.


On this call, we will discuss the following:

-your move-in date,

-your pre-move-in and ongoing monthly fees.

-how to get your keys and move in

-our policies and procedures,

-what are the next steps

-answer any questions that you have

Once the move-in date has been confirmed, we will email the lease to you to sign electronically on your computer. You will have 24-48 hours from receiving the lease to sign it. If you have any questions please contact our office and we will be happy to review them with you. If the signed Lease is not received within 24-48 hours we will have to move on to another applicant who is waiting for the property and your holding deposit will be forfeited. 


Step 4. Review Resident's Benefit Package (RBP):

This section describes TouchPoint's Resident Benefits Package. In addition to your monthly rent, you will be charged a mandatory $40.95/Month fee to cover the benefits listed below. Many of these benefits will assist in fulfilling your lease obligations, such as Renters Insurance, HVAC Filter Replacement, and more.

This will cover the following lease obligations such as:

  • Renters Insurance  
  • HVAC Filter Replacement 
  • Move-In Concierge Service
  • Resident Rewards Program
  • Credit Building
  • $1M Identity Protection
  • and More


Step 5. Review and Sign the Lease:

Within 24 hours of your On-Board Call...Please keep looking for an email containing additional move-in steps and your lease contract for you to review and sign online.

Step 6. Security Deposit:

Immediately after you sign your lease, follow these steps. You will not be able to Move-In unless these steps are completed at least 72 hours before the move-in date.

(We must receive confirmation from Obligo of the below)

Once you have signed the lease, you will receive an email from Obligo Inc; the email will contain a link that will allow you to apply to our Zero Security Deposit Program. Make sure you check for an email from Obligo and apply immediately.

TouchPoint's Zero Security Deposit Program:

As a benefit to TouchPoint's residents, we have partnered with Obligo Inc. to provide qualified applicants with our Zero Security Deposit Program.

In the past, our typical tenant security deposit was equal to 1-3 months' rent. We understand that is a lot of money to bring to the table up front...especially since you may have a lot of other personal moving expenses.

Obligo, Inc. (www.myobligo.com) offers residential tenants a subscription-based billing authorization service (the "Obligo Service") which may be used in the place of a security deposit. The Landlord permits qualifying Tenants to subscribe to the Obligo Service instead of paying a Security Deposit. If the Tenant is approved for the Obligo Service, then Landlord agrees to accept Tenant's subscription to the Obligo Service in place of payment of the Security Deposit.

***If you are not approved for the program or do not wish to participate...you can still pay your required security deposit through Obligo's website found in the email sent to you.

PLEASE DO NOT PAY YOUR SECURITY DEPOSIT TO TOUCHPOINT, DO NOT DEPOSIT THESE FUNDS THROUGH YOUR TENANT PORTAL. PLEASE DO NOT BRING THOSE FUNDS WITH MOVE-IN MONIES. ALL SECURITY DEPOSITS MUST BE SUBMITTED THROUGH OBLIGO'S WEB PORTAL AND OR BE APPROVED FOR THEIR ZERO DEPOSIT FREE PROGRAM.
