TouchPoint's Zero Security Deposit Program (Obligo):


As a benefit to TouchPoint's residents, we have partnered with Obligo Inc., to provide qualified applicants our Zero Security Deposit Program.


In the past our typical tenant security deposit was equal to 1-2 months rent. We understand that is a lot of money to bring to the table up front...especially since you may have a lot of other personal moving expenses.

Obligo, Inc. (www.myobligo.com) offers to residential tenants a subscription-based billing authorization service (the “Obligo Service”) which may be used in the place of a security deposit. Landlord permits qualifying Tenants to subscribe to the Obligo Service in lieu of payment of a Security Deposit. If Tenant is approved for the Obligo Service, then Landlord agrees to accept Tenant’s subscription to the Obligo Service in place of payment of the Security Deposit.


If you are not approved for the program or do not wish to participate...you can still pay your required security deposit through Obligo's website found in the email sent to you.

Zero Security Deposit Program:

Deposit-Free Technology Is Finally Here:  We understand that moving costs can add up. To help reduce costs we encourage our most qualified renters to apply for our Zero Security Deposit Program.  Ask about Obligo’s deposit-free service when your lease application has been approved. 


You’re Good For It: You are not required to pay a security deposit at this property. Instead, you can give a pre-authorization, allowing your property  manager to bill you up to a limited amount, just like a security deposit. 


Obligo will securely test your bank account and available credit to see if you qualify for the deposit-free option. If you don’t qualify, or if you prefer to pay a conventional cash deposit, you can do so using the same online process.


Don’t Spend It All At Once: Obligo members have used the deposit money they saved for savings, to invest, or to reduce debt.


You’re Still Accountable: If your property manager makes a charge against your pre-authorization, you will be able to pay the balance in installments using the payment method of your choice. Unreasonable charges may be disputed – just like a conventional cash deposit.
